* Assumes lowest overall capitalization rates available at full leverage (e.g. 75% loan), rounded to the nearest  half percent at the beginning of each calendar year.  Does not reflect “trophy” properties or extremely competitive markets (e.g., Washington DC and San Francisco).  These types of properties and markets would be adjusted by 100 basis points or more, depending upon timeline, asset type, etc.
